Home Maintenance Tips

    The best way to avoid costly repairs in your home is to make sure you’re keeping up with a regular maintenance schedule. We’ve put together a quarterly, bi-annual, and annual Home Maintenance Checklist to keep you and your family safe and in comfort year round.

    Quarterly Checklist

    • Replace A/C Filter- monthly is recommended, quarterly at minimum
    • Vacuum A/C returns- monthly is recommended, but quarterly at minimum
    • Clean dryer vent- monthly is recommended, but quarterly at minimum
    • Clean Gutters quarterly- more often if needed
    • Check for leaky faucets and pipes- repair as needed
    • Inspect home for roof leaks- repair as needed
    • Trim back shrubs and trees from home, A/C system and roof- as needed
    • Check bathtub and shower caulk- repair as needed

    Bi-annual Checklist

    • Check caulking around bathtub, shower and toilets – repair as needed
    • Replace batteries in all smoke detectors and test
    • Check for roof leaks and leaks near windows and doors – repair immediately

    Annual Checklist

    • Check all faucets for leaks – repair as needed
    • Check caulking around window and doors- repair as needed (this can cause an increase in your power bill if not attended to quickly)
    • Check for trip hazards (broken concrete on walkway, driveway, patios, etc) – repair as needed
    • Pressure wash patios, decks, walkways, sidewalks, etc.
    • Check electrical sockets and receptacles for any obvious issues – repair as needed
    • Check exterior trim for rot damage- repair immediately (before water damage or pest damage)
    • Remove soil and wood contact from home to prevent insect damage and wood rot
    • Empty water heater once a year to remove particle build up and clean elements
    • If you have a septic tank, have it inspected and pumped if needed
    • Check exterior of home to make sure there are no cracks or rot- repair immediately
    • Have A/C serviced yearly (best to have done before summer heat)
